New homes have been built in Waltham Cross and Cheshunt and social housing tenants from the Council’s housing list have already moved in.

An apartment block called Riverside Court on the new Hazlemere Marina development in Waltham Cross has been completed. New tenants have been welcomed to the site which has been built alongside the River Lee Navigation, by the Lee Valley Park and close to the Lee Valley White Water Centre.

On the mixed estate of houses and apartments, the largest social housing provider in the Borough of Broxbourne, B3Living, owns and manages the block of 21 one- and two-bedroom riverside flats which is now fully occupied.

Eighteen are affordable rent properties, which have been let to applicants on the Council’s housing register, and three are shared ownership.

The whole Hazlemere Marina development will consist of 115 homes.

Work is nearly complete at the former St Mary’s School site in Churchgate, Cheshunt. The new development, called The Cardinals, will consist of 79 dwellings and B3Living will own and manage all of the 24 affordable homes.

These consist of three two-bedroom houses, four three-bedroom houses, and 12 two-bedroom flats at affordable rent, as well as five three-bedroom houses on a shared ownership basis. Ten of the homes have been completed and the remainder are due in February.

Social housing at both sites has been provided through Section 106 agreements; a planning obligation commonly used to require developers to provide affordable housing within a development or to contribute funds towards affordable housing as a condition of planning approval.

Councillor Paul Seeby, Cabinet Member for Planning and Community Development, viewed the properties alongside B3Living’s Development Manager Shaun Harrison and officers from Broxbourne Council.

Cllr Seeby said: “It was wonderful to meet with a tenant who kindly let us into their home to see the finished property and how they were settling in.

“Hazlemere Marina is in a beautiful location, with the Lea Valley Park just over the road, and I’m happy that all the social housing flats are now being lived in.

“At The Cardinals, which many people may know as the former St Mary’s School site, it was wonderful to view a three-bedroom property and to learn that some houses close by are already being lived in by families.

“We’re working to provide and enable more social housing across the Borough and would like to thank B3Living and the developers of the estates for working with us to ensure people on the housing list benefit.”
